This site has been classified an industrial zone. The cantonal regulations concerning distance from woodlands, the 10-metre protected shore zone and the 5-metre distance from the road allow for possible building on the site without severe limitations on type of use. On the contrary, the woodlands are well integrated into the landscape, providing small areas for relaxation and underlining the advantages of the site for a clinic or for an educational and research centre, as well as for a number of other uses.
An official provisional survey of the wooded areas took place mid-December 2004; all the planning departments have been included in the promotion.
The building area can comprise a gross floor area of some 25,000-30,000 m2, giving a building volume of some 90,000-110,000 m3. This corresponds to an investment of approx. CHF 120 million.
Distances and regulations
The following distances will determine the extent of any new building:
Distance from wooded areas: 10 m (= building prohibition)
Outer distance from wooded areas: a further 10 m (= for buildings not always occupied)
Shore zone: approx. 10 m (= building prohibition)
Distance from road: 5 m (building prohibition above ground)
Shore footpath 1.5 m wide in the shore zone (position can be freely determined)
